SHORT-TERM VACATION RENTAL AGREEMENT

This Short-Term Rental Agreement (the "Agreement") is made and entered into as of the ___ day of

__________, 20XX, by and between the following parties:

Property:

Vacation Rental Address: Four Cabin House, Utsjoki Finland

1. Rental Term:

• Check-in: 16:00 (4:00 PM)

• Check-out: 12:00 (12:00 PM)

2. Rent Payment:

• The total rent for the rental period is agreed per week at time of booking.

• Payment is due upon signing this Agreement unless otherwise specified.

3. Deposit:

• A security deposit of €400 is required and must be paid at the time of booking when booking directly, booking via partner pages uses partner-specified pricing.

• The deposit will be refunded within [10 days] after the check-out date, less any deductions for damages or additional costs (if applicable).

4. Optional Services:

Optional Services will be added here if booked via fourcabinhouse

The Guest may request additional custom packages (e.g., guided tours, catering, etc.), subject to availability and additional fees. All custom packages must be agreed upon in writing and paid for in advance.

5. Items Included in the Cabin rental fee:

The following items and services are included in the rental price at no extra charge:

• Free firewood for use during the stay.

• Starlink high-speed internet access.

• 3x Snowshoes (available for use during the stay).

• 2x Kids sled (available for use during the stay).

• Transportation to and from the parking lot on the day of arrival and departure. (Experienced ATV or snowmobile drivers may use the vehicles themselves for transportation)

6. Occupancy:

• The maximum number of occupants is 4+3 Guests.

• The Guest agree to maintain the Property in good condition and will be responsible for any

damages caused by the Guest or their invitees.

• Exceeding the maximum occupancy may result in the termination of this Agreement without

refund.

7. House Rules:

• No smoking inside the Property.

• No parties or events unless previously approved by the Owner.

• The Guest agrees to respect neighbors, the surrounding nature and comply with noise restrictions.

8. Cancellation Policy:

• Cancellations made [14 days] prior to the check-in date will receive a full refund.

• Cancellations made less than [14 days] before check-in will forfeit the [full/partial] deposit.

9. Damage and Liability:

• The Guest is responsible for any damage to the Property or its contents beyond normal wear and tear.

• The Owner is not responsible for any accidents, injuries, or illness that occur while on the Property.

• The Guest acknowledges that other optional services are undertaken at their own risk and releases the Owner from liability.

• The Guest acknowledges that the cabin is located in a wild and natural environment and has appropriate clothing, gear during the duration of their stay

10. Use of Property:

• The Guest agrees to use the Property for residential vacation purposes only and not for any unlawful or commercial activities.

11. Governing Law:

• This Agreement is governed by the laws of Finland.
